Criteria:

• Collateral: Non-owner occupied 1–4 family, multi-family, condos, townhomes
   
• Term: 12 months
   
• Loan Amount: $50,000 – $7.5M
   
• LTV: Up to 85% purchase price + 100% renovation costs (not exceeding 70% ARV)
   
• Property Value: “As-is” value must be > $50,000
   
• Credit Score: 620 minimum
   
• Experience: Not required, but prior investing experience improves leverage & pricing
